Allowances apply per visit. Work beyond the allowance is documented, quoted, and requires signed approval before proceeding. Cosmetic vent repainting is a Signature benefit; rusted or failed vents require separately quoted replacement.
For shopping centers, small stand-alone buildings, and other low-rise properties, we scope maintenance to the roof system and site conditions.
Review visible roof conditions, drainage, flashings, and material-specific concerns during the scheduled visit.
Record photographs, completed maintenance, unresolved findings, and any recommended repairs.
Keep the next visit and quoted corrective work clear, so the property’s roof history stays useful.
Maintenance addresses routine upkeep and developing conditions. A repair addresses a specific defect or active failure; work beyond a visit allowance is documented and quoted separately.
The Essential, Preferred, and Signature allowances are per visit: up to $200, $300, and $500 respectively. Work beyond the allowance requires a quote and signed approval.
